Nothing on this site, in a video, or in an email from us is legal, financial, tax, investment, appraisal or brokerage advice. We are a video production company. We are not attorneys, appraisers, lenders or licensed brokers, and no part of this relationship creates a fiduciary duty or an agency relationship between us.

Decisions about how to market, price or represent a property are yours and your client's.

The information in a video comes from you

Square footage, ceiling height, zoning, parking counts, availability, asking rent, tenant names, and every other fact that appears in a video came from the material you sent us. We do not verify any of it. We have not measured the building, pulled the title, checked the zoning or confirmed a single number.

You are the one with the licence and the client relationship, so checking a video before it goes out is your job, not ours. If a number is wrong in what you sent, it will be wrong in what comes back.

What a video shows

A video is produced with motion tools from the photographs you supply, and a person last-looks every cut. It can pick up small artifacts: warped edges, invented traffic or people, garbled signs. We do not invent a different building, rooms, tenants, finishes or views that were not in your photos.

Editing is still editing. Colour, cropping, pacing and sequence are creative choices, and photographs taken with a wide lens on a good day are not a substitute for standing in the space. A video is an invitation to a showing. It is not a condition report, a survey, or a representation about the state of a property.

No promise of a result

We do not promise a lease, a sale, a buyer, a tenant, a showing, a click, a view count, a higher rent or a faster deal. Any example of past work is an example of a video, not a forecast of what a listing will do.

Fair housing and advertising law

You are responsible for making sure a video complies with the rules that apply to you: fair housing and anti-discrimination law, your state's licensing and advertising requirements, MLS or listing-service rules, and anything your brokerage imposes on top. That includes required disclosures, licence numbers and brokerage identification.

Tell us what has to appear in a video and we will put it in. We cannot know your obligations for you.

Third parties

We use Stripe for payment and Resend for email, and a video you receive may end up on listing platforms and social networks we do not control. Their terms and their handling of data are their own. Links from our site to somewhere else are not an endorsement.

Availability

We do not warrant that this site or your account is available without interruption or free of error. The service is provided as is, to the extent the law allows.

How this fits together

This page explains the limits. The terms of service is the agreement, including the parts on photo rights, payment and liability, and it governs if the two ever appear to disagree. What we collect about you is in the privacy policy.
